Flat Fee Real Estate Can Save You Thousands of Dollars

Selling a home in today’s market can be a difficult task. A few years ago when the real estate market was hot you could put a “for sale” sign in the ground and have your house sold within just a few hours. This is certainly not the situation any longer…
Today, if you want to sell your home, you must be listed in your local MLS. It’s estimated that 90% of all homes sold in the United states are listed in MLS. This enables your home to be seen by the most people looking for a home including other real estate agents and their customers.
As a seller you have a couple of options to get their house listed in MLS…
One possibility is to use a realtor. However, in doing so you’ll have to pay around 6% of the sale price in real estate fees. Based on your sale price this could be thousands of dollars.
One more choice, which is becoming more and more popular, is to use a flat fee real estate agency.
If you go with a flat fee real estate service, you have to pay a one-time flat fee in order to have your home listed in MLS. The majority of flat fee real estate services charge anywhere from $299 to $799. That is a considerable savings over the 6% you’d probably be paying to a traditional real estate agent. Keep in mind however, using a flat fee real estate service, although you might get extras like a “for sale” sign, lock box, and even listing brochures, you will not likely have anyone holding open houses or any other form of advertising and marketing for you. In essence you become a FSBO or “for sale by owner”.
The advantage of using a flat fee real estate company is that you can save yourself from 3% to 6% in real estate fees. You still need to pay any real estate agent who delivers you a buyer (the buyer’s agent) his share, in most cases 3%, but if you find a buyer on your own you will not need to pay any fee at all.
Consider that… if you are using a flat fee real estate service and sell your home for $250,000 you save from $7,500 to $15,000 in real estate fees. That’s a major saving by anyone’s standards.
